Question: The most common question we receive is “What will my project cost?”

And we will answer “Tell us exactly what you want and we can price it for you.”  Since up to 50% of a projects cost (including new homes) are in the finish work we can not give you an accurate square footage cost without knowing exactly what you are looking for.  Our solution is our “Finish Schedule”.  Every project gets one.  This schedule is like a wish list for your project down to the very last finish detail.  For example, if it is a new home we are working on, every room gets its own page.  Say the kitchen; what kind of flooring? What kind of texture on your walls and ceiling and what color and type of paint?  What kind of base and casing do you want?  What type and style of cabinets?  Countertops can be laminate to granite and appliances standard to stainless steel.  Lighting; do you want surface mounts or recessed cans?  These questions are just a few of what you’ll find on the finished schedule.  After we get a complete finished schedule from you we can then go to work on getting an exact bid.  This may sound a bit overwhelming for most people and many do not know what they want because they don’t know their options or don’t know about the products.  Well, we are here to help you and inform you on your options.  We can help you choose your finishes based on your life style, preferences and budget. 

 

Question:  “Is the price I see on the proposal the price I actually will end up paying?”

Answer:     “Yes, that is the price you will pay.” Our proposals list everything out to the last detail.  Since we do a finish schedule we are able to bid your project with exact amounts.  We give all of our subcontractors a blueprint to bid off of so they know exactly what they are bidding.  Once in a while a client does not know exactly what they want for a specific item.  In this case we can do an allowance which can go up or down in price when that item is later determined and a specific bid is received.  It is these kinds of details that people can take for granted when hiring a general contractor to work for them.  Always make sure you are comparing apples to apples when looking at two or more bids. 

 

Question:  “Can I change my mind on a finish later after the contract is signed?” 

Answer:  “Yes you can.” After the proposal and contract is signed you happen to find another product you would like instead of what we had originally priced, we can change the product to a new one given that the original has not been ordered yet or installed.  Normally with finishes you have some time after the signing, since finish work happens in the last steps of the construction.  If a change occurs we do a change order on that line item to the new price.  So you are credited if the new price is less or you are charged the additional amount if the new price is higher.  We do not charge for change orders themselves! 

 

Question:  "How long will my project take?"

 Answer:  "Depends on the size of the project."  The length of time can vary greatly depending on the size of the project.  Many smaller remodels can take approximately 1 month.  New homes vary from 4-6 months.  Other factors involved are weather and subcontractors schedules.  We put together a schedule of the job before construction begins to give our clients.  Sometimes though if one subcontractor gets behind or weather gets in the way it can put other stages of the work behind as well.  On the contract signed we put in dates for construction to begin and a date on when final completion should take place.  We try very hard to always be within those dates.
